<h3>Get ahead of the pricing curve</h3>
<p>Chopping off the price of your home is not really a popular tip a seller might get but you have to look at the trend and how the price curve is going downward. Advising this to a home seller is like a doctor telling you of a bad news.</p>
<p>You have to take measures to make sure that you can sell a property. The market is just starting to recover and overpricing your home will not do any good.</p>
<h3>Do not sit it out</h3>
<p>The real estate market will need a while to recover so waiting for the conditions to improve is not a wise decision. If you will wait now, you will be like the others who are waiting and will just end up cutting off prices in the end. You might find it a bit harsh to cut the price by as much as 15% but it is your call while others try to lower it by 5%.</p>
<h3>Work with an excellent broker</h3>
<p>If you are in a down market, you need to find the best realtor you can find and afford because only those who are on top are able to convince people to buy a home during these times. Ask for the best agent from a local real estate firm and discuss your options.</p>
<h3>Make sure the home is in good condition</h3>
<p>Lowering the price does not mean that you will not have a house that is in tip top shape. Stage it well and remove all the clutter that may turn off the buyers.</p>

<h3>Paint</h3>
<p>Painting your living room can give it a new look and transform it to exude a different ambiance. You can update it yourself and not spend more than $150. You can also repaint your old furniture, frames,  or shelves and give them some new life.</p>
<h3>Lighting</h3>
<p>Lighting can do a lot about how a room looks. You can get a floor lamp or maybe decide on getting table lamps. You can get bronze or brass lamps to give the room a classic touch or if you want to go modern go for something aluminum or black.</p>
<h3>Drapes</h3>
<p>Add some curtains in a variety of style and fabric. If you have a short or small room, you can try to cheat the eyes by using drapes hanging from above the level of the window. You will only spend around $50 to do this.</p>
<h3>Accessories</h3>
<p>Make the space fun by adding accessories like throw pillows potted plant, art work, or blankets. You can learn how to mix and match accessories by reading do-it-yourself guides online or home improvement magazines. At max you will only need around $75 to liven up the room.</p>
